This was from an inspection from several months ago, but I get asked about it all the time, so decided to post it here. The home has a small penetration through the stucco and block for a telephone line. Some bees made a hive inside the open block cells. You can clearly see the extent of the hive with the IR. The bright spot to the upper left is a bee in flight.

When you see green dots on your copper tubing, it is time to make a change. These are self-sealed leaks. The piping is corroded through from the inside. There were several pipes that had been replaced (with PEX, but that is another issue entirely...). These pinhole leaks were on every exposed piece of copper tubing. If it is happening where I can see it, you can bet the farm that it is happening inside the drywall where I cannot see it. It is just a matter of time before this system fails.
I have mentioned before about lint being a fire hazard. I pulled this out of a vent this morning..... And yes, that is soot...
This roof was originally a 3/12 when it was built in 1974. These 12/12 peaks were added some time later. Probably when they put in the AC. Unfortunately, it was a home made job. These truss modification, coupled with the other issues in the home will take the repair costs over 50% of the value of the home... that is significant because, as per the Florida Building Code: " When repairs and alterations amounting to more than 50 percent of the value of the existing building are made during any 12 month period, the building or structure shall be made to conform
to the requirements for a new building or structure or be entirely demolished." An email I received after my inspection yesterday....

The register on the left is not sealed properly, but at least it has cool air coming out.
Two fails here. The roofer that did not properly install the shingles. Permit date, Nov 13. Then the gutter guy compounding the problem. Damage in the attic is extensive.
Every day I see homes that have issues with moisture intrusion. A huge cause of this is because the irrigation system sprays on the home. The issue is that it never has time to dry out and it builds up and eventually comes through the walls. These pics are from a home that I inspected today in Ocoee. The entire South side of the home was constantly sprayed with water. Even with the heavy solar loading that the South face gets, it was saturated. The moisture meter is pegged out. The drywall was soft to the touch because it was soaked. When I pulled back the baseboards, I found a science experiment that Bill Nye would have been proud of... Watering your home is really a bad idea. No matter how much you water your home, it will not grow... but bad stuff will!
