• What is a WDO Inspection?

A WDO inspection is what most people call the Termite inspection. However the VA, the State of Florida, and others include wood decaying fungi as a Wood Destroying Organism, so it is a bit more than just termites. As State Certified WDO Inspector (#JE283875)
and an employee of Custom Pest Solutions, I am certified to perform these inspections. PITI is not a licensed pest control company. 

• I am buying a Block Home, why would I need a WDO inspection? 

A WDO report is REQUIRED by many lenders, including the VA. The VA also requires that this inspection cost is assumed by the seller, so typically you would be repaid/credited at closing. Additionally, we often find termite damage in block homes. Even though the walls are block, there is a lot of wood in the structure. Interestingly enough, over the years I have found Termites in more Masonry homes than I have in Frame homes. 

• What if I fail the WDO? 

Some lenders require remediation for all WDO (including wood decay). Some do not. So this one is a bit tricky to answer. 

• Why should we use PITI for the WDO inspection over a Pest Control Company?

There are really two reasons. First is convenience. There is no extra coordination for scheduling nor billing. Secondly, because we do not perform pest treatments, you will get an objective look at the home without a hidden agenda of trying to make a pest control sale after the inspection.

• You don't perform pest treatments, who do we call if something needs to be done?
